Pre-Construction
Our pre-construction program is the key to adding value to our clients, offering tremendous insight, knowledge, and innovation. Our budgets are created early and accurately with target-based designs. Our value engineering processes involve all building systems, before design. We work closely with both the owner and design team to guide each project to its greatest potential.

Self-Performed Work
As a hands-on general contractor, we believe in self-performing a large collection of construction services. This requires more resources and more effort, but allows us to better control budget, schedule, quality, and safety. With tremendous savings in cost with overhead, supervision, and equipment already paid for, we're able to pass these advantages along to our clients.

Leadership in Energy and Environmental Design (LEED) & Sustainability
Dedicated to efficient, carbon, and cost-saving green construction, we use sustainable practices on all of our projects. From recycling to minimizing waste and sourcing local materials, to protecting air quality systems during construction—we take the steps necessary to minimize our impact and protect our environment. We're proud to include numerous USGBC certified projects in our portfolio, including LEED-Silver, LEED-Gold, and LEED-Platinum certified buildings.

Building Information Modeling (BIM) & Virtual Design and Construction (VDC)
We utilize the latest technology to design and coordinate with architects, engineers, and project teams. With the BIM and VDC capabilities within the Swank team, we're able to anticipate and avoid clashes and conflicts, save valuable time, and avoid costly change orders. Our use of technology provides cutting-edge, virtual project planning, optimum material selection, continuous budgeting, and real time cost estimating.

Delivery Methods
Our mission is to deliver high-quality, cost-effective projects on schedule by employing and supporting motivated, flexible, and focused teams. To meet the unique and specific goals of our clients, we are skilled, knowledgeable, and well-versed in a wide range of project delivery methods—allowing us to meet the demands of any project scope.
Construction Manager (CM)
We control the scope of work to prevent delays and proactively address changes throughout the construction phase. We optimize the owner's budget and enhance design through early engagement and in-depth knowledge.
General Contractor / Construction Manager (GC/CM)
Providing valuable input during the design phase, we set the project up for success through budget management, scheduling, and constructability review. As project leaders, Swank fosters a cooperative team environment.
Design Build
We save time and money for our clients by deploying our design and construction expertise early in the process. United under one shared goal, we collaborate and share knowledge with the architect, engineer, and entire project team to deliver a successful project.
Design-Bid-Build
Given our rich history and deep experience, we're more than comfortable providing accurate, cost-effective estimates that maximize design options while protecting the budget. We simplify the process and seamlessly manage the construction phase.
